Why India may see several ‘little Singapore’ smart cities in 5 years

18 Aug 2014

The government has already initiated concrete steps to implement Prime Minister Narendra Modi’s promise of building 100 ‘smart cities’ – eco-friendly cities which use innovative Information and Communication Technology (ICT) for efficient delivery of public services and infrastructure.

PM Modi’s pet idea of building 100 ‘smart cities’ would need massive financial resources and technological prowess. For both these prerequisites, India will have to look up to foreign countries. Many countries have expressed their interest towards this endeavour of the new Indian government.

The Modi government has allocated Rs 7,060 crore (a little over $1.1 billion) in its maiden union budget to kickstart the smart cities project.

Singapore has emerged as a major foreign player in the Indian scheme of things in this context.

The government plans to deliver three smart cities by 2019, all of which will be part of the larger project called Delhi-Mumbai Industrial Corridor (DMIC). These smart cities, scheduled to be completed by 2019, are Dholera, Shendra-Bidkin and Global City.

130 M Expressway and Ghaziabad Link Road update

Greater Noida farmers agree to not obstruct link road work

TNN | Dec 26, 2012, 02.11 AM IST
GREATER NOIDA: The Greater Noida Authority has claimed that it has resolved all problems obstructing completion of the eight-lane link road to Noida following a meeting with farmers of Greater Noida (West). Work on the delayed link road, slated to provide signal-free connectivity to Noida, Delhi and Greater Noida, will resume at once and the project will be completed by April next year, Authority officials said.

On Monday, a committee of the Authority led by OSD Yogendra Yadav met farmers of Devla, Khairpur Gurjar and Maicha villages to sort out their grievances. Even though the Greater Noida Master Plan 2021 was approved by the NCR Planning Board earlier this year paving the way for all stalled development work in the region, these farmers have been opposing the Authority's decision to resume work on the 130m road. Farmers had been saying that unless the Authority disburses enhanced compensation, allots 10% developed plots, and carries out rural development work, they will not allow any development work.

"Devla and Khodna Khurd villagers had been demanding development work in the area and we have already begun construction of roads, laying down new sewer networks, building schools, installing streetlights, etc in these areas. Similar development work will be undertaken in eight more villages," said an Authority official.

"The abadi matters and disbursement of compensation cheques too will be completed soon," he said.

The 130m-wide link road is being constructed between Parthala Khanjarpur in Sector 122 of Noida and Sirsa-Kasna in Greater Noida. Work has remained stalled for over a year due to the land row.

Greater Noida Authority CEO Rama Raman had met farmers and held special camps last month to sort out the matter, but in vain.

However, the Authority claims that with the rural development work already on in some villages, the villagers have agreed to not obstruct the work on the link road any more.

E-way haven for speed demons: Non-functional cameras fail to check speeding on Yamuna Expressway

By Kumar Vikram

PUBLISHED: 22:34 GMT, 9 September 2012 | UPDATED: 00:40 GMT, 10 September 2012

Driving on the wide, signal-free Yamuna Expressway can be a delight. But over-speeding presents a major hazard for the people travelling on the 165-km stretch – especially when the system installed to check the menace does not work properly.

The expressway that connects Greater Noida and Agra was thrown open to the public on August 9.

Greater Noida police officials say they are unable to prosecute speed offenders because the communication system and cameras installed for the purpose fail frequently.

Offenders often go scot free because the police are unable to issue challans thanks to glitches in the system

One is legally allowed to press the accelerator up to the speed of 100 km/hour on the expressway, however, many vehicles have been found driving in excess of 125 km/hr, they said.

Giving an instance, a police official posted at a check post on the expressway said they noticed a car speeding at over 120 km/hr on Tuesday.

Realty could slow down due to price and interest rates

10 Jan 2011

Housing demand to slow down on higher price and mortgage rate

New Delhi, Jan 10 (PTI) Housing demand is likely to slow down due to higher prices and increased home loan rates in the current year, rating agency Fitch said today.
"The higher prices combined with the increase in interest rates on mortgages in 2011 is likely to slow down growth in the residential segment," Fitch said in a report referring to demand and sales.
After a huge slump in 2009, real estate sales zoomed on in 2010, driven by pent-up demand for homes, particularly in the affordable housing segment. The trend was witnessed throughout the country.

Think of buying a house and it’s not just the price of the property you need to consider. There are other big-ticket expenses such as paying the stamp duty and the brokerage. Striking a property deal without a broker is difficult. But the broker’s responsibility doesn’t just stop at introducing the owner and the buyer. Though the unorganized real estate sector leaves the responsibilities of the broker unclear, a broker’s job doesn’t end until you have moved into an undisputed, clean house.

Expensive Real Estate Markets are Due For A Correction

But prudent investors will find plenty of opportunities in premium and redevelopment projects

by T Surendar | Jan 7, 2011

In late November, soon after environment minister Jairam Ramesh gave the green signal for Mumbai’s second airport, property prices around its location shot up by 20 percent. This was the same area that, even six months ago, real estate consultants and analysts were advising investors to stay away from. They reasoned that the prices had run up way too quickly. Today, the same professionals are recommending buying select properties in the same area at higher prices.

Though they are attractive, there are risks and restrictions involved. Know them before you buy. The real estate market witnessed a buying/selling frenzy in 2006-07 and the beginning of 2008. Foreign direct investment, introduced in 2005, had settled in by then and prices were up 40-50% the actual values. In some cases, prime properties were sold 10 times in a month. For buyers, any property became worth buying. An upcoming apartment in a distant suburb, a vacant plot, a redevelopment project or commercial or agricultural plots, buyers saw investment opportunities everywhere.

KMP Expressway: Further Delayed

महत्वाकांक्षी परियोजना केएमपी एक्सप्रेस-वे का 53 किमी लंबा पहला चरण होगा शुरू

Story Update : Sunday, February 05, 2012     12:01 AM

ET Spcl: The way forward for new-age townships

20 Dec, 2010, 08.48AM IST, Neha Bhatia,ET Bureau

With metro cities already bustling with over-population , the focus of real estate developers and urban planners has now shifted towards developing the satellite towns on the periphery of bigger cities. However the biggest bottleneck in popularising new townships in the peripheral regions is the lack of proper connectivity. As the real estate sector is finally coming on the fast track, connectivity remains the major concern.

Giving an overview of the sprawling urban areas in different parts of the country at the Economic Times Realty Convention 2010, Kumari Selja, Minister, Housing & Urban Poverty Alleviation said, "Almost all the major towns and cities have expanded along the highways connecting cities in regions for example Delhi-Jaipur , Delhi-Meerut , Mumbai-Ahmedabad , and so many others throughout the country.
