Nod for road joining Greater Noida, Faridabad

NEW DELHI: Government has approved construction of a road connecting Faridabad and Greater Noida that will improve connectivity between NH-8 in Gurgaon and Yamuna Expressway. The missing link on this stretch—where fresh road has to be built or existing road to be strengthened—is about 24.6 km, which will be developed into a two-lane all-weather road including construction of a 600 meter bridge on Yamuna.

This road will also work as a bypass for traffic coming from NH-8 and heading towards Noida, Greater Noida, Agra, Kanpur and Lucknow by avoiding congested Delhi roads.

Foundation stone for this project will be laid in the next 7-10 days for this Rs 200 crore project, just before the poll date for Haryana assembly election is announced. Sources said that the project was pushed by MoS (road) Krishan Pal Gujjar, who is Faridabad MP. "We have got clearances from both Haryana and Uttar Pradesh to start work," said a road ministry official.

एनसीआर में कोठी – बंगले की चाहत रखने वालों के लिए बुरी खबर है। एनसीआर प्लानिंग बोर्ड एक ऐसी पॉलिसी पर काम कर रहा है , जिसके तहत मकान बनाने के लिए प्लॉट नहीं मिल सकेंगे। लोगों को ग्रुप हाउसिंग में फ्लैट लेकर ही रहना होगा। बोर्ड की यूपी सेल के चीफ कोऑर्डिनेटर एस . के . जमान के अनुसार , घरों की बढ़ती डिमांड और घटती जमीन के मद्देनजर ऐसा किया जा रहा है। बताते चलें कि केंद्रीय शहरी विकास मंत्री कमलनाथ ने भी हाल ही में दिल्ली में हाईराइज बिल्डिंगों की वकालत की थी।

यह है समस्या : एनसीआर प्लानिंग बोर्ड की सर्वे रिपोर्ट के के मुताबिक , गाजियाबाद में हर साल औसतन 1.97 लाख लोग नए मकानों की डिमांड करते हैं। जीडीए , आवास – विकास परिषद और यूपीएसआईडीसी इस जरूरत को पूरा करने के लिए काम करती हैं। हालांकि तीनों विभाग डिमांड पूरी नहीं कर पाते हैं। 2005 में प्रदेश सरकार ने पॉलिसी बदलकर हाउसिंग डिवेलपमेंट में प्राइवेट सेक्टर को भी मौका दिया। इसके बाद नई समस्या खड़ी हो गई। मकान बनाने के लिए बढ़ती जमीन की मांग के एवज में खेती की जमीन कम हो रही है। पिछले 5 साल में खेती की करीब 16 हजार एकड़ जमीन रेजिडेंशल यूज के लिए किसानों से ली गई। अब खेतों को बचाने के लिए बोर्ड नई पॉलिसी तैयार करने में जुटा है।

Home prices dip on tighter liquidity

Metro home prices take a dip on tighter liquidity

The vision of owning a house is slowly getting clearer for buyers as residential real estate prices are beginning to see the promised correction on the back of hardening interest rates and poor transaction volumes.

Real estate services firm Jones Lang LaSalle India (JLL) says newly-launched residential projects are recording an average 15% lower prices, especially in Delhi and Mumbai ? markets witnessing oversupply in many pockets.

The higher the prices, more the correction, with Gurgaon, Greater Noida, Navi Mumbai and Bangalore as prime examples, where prices jumped 30-35% last year.

फरीदाबाद ऐसा शहर है जो राष्ट्रीय राजधानी क्षेत्र (एनसीआर) के सबसे नजदीक होकर भी नजरअंदाज रहा. लेकिन दिल्ली सीमा पर बदरपुर फ्लाईओवर, फरीदाबाद-गुड़गांव रोड से मिली कनेक्टिविटी और नोएडा के भूमि अधिग्रहण विवादों ने इस शहर की तरफ लोगों का ध्यान तेजी से खींचा है.

इस आकर्षण ने शहर के भीतर ही एक नया शहर बसा दिया है, जिसे गैर-आधिकारिक तौर पर ग्रेटर फरीदाबाद के नाम से पुकारा जाने लगा है.

टाउनशिप बना रही बीपीटीपी के वरिष्ठ उपाध्यक्ष (परियोजना) दिनेश चंद्र हारण और वार्ड 22 से पार्षद अजय बैंसला एक सुर में कहते हैं, ''नोएडा-गुड़गांव के बाद हमारी (फरीदाबाद की) बारी है.''

पिछले साल भर में ग्रेटर फरीदाबाद की तस्वीर के साथ आसपास के किसानों की तकदीर भी बदल गई है. उनकी खेती की जमीन पर गगनचुंबी इमारतों से लेकर डुप्लेक्स, स्कूल, कॉलेज और कई व्यावसायिक ठिकाने बनकर तैयार हैं और उनके निजी घर भी आलीशान महल की शक्ल ले चुके हैं.

Why India may see several ‘little Singapore’ smart cities in 5 years

The government has already initiated concrete steps to implement Prime Minister Narendra Modi’s promise of building 100 ‘smart cities’ – eco-friendly cities which use innovative Information and Communication Technology (ICT) for efficient delivery of public services and infrastructure.

PM Modi’s pet idea of building 100 ‘smart cities’ would need massive financial resources and technological prowess. For both these prerequisites, India will have to look up to foreign countries. Many countries have expressed their interest towards this endeavour of the new Indian government.

The Modi government has allocated Rs 7,060 crore (a little over $1.1 billion) in its maiden union budget to kickstart the smart cities project.

Singapore has emerged as a major foreign player in the Indian scheme of things in this context.

The government plans to deliver three smart cities by 2019, all of which will be part of the larger project called Delhi-Mumbai Industrial Corridor (DMIC). These smart cities, scheduled to be completed by 2019, are Dholera, Shendra-Bidkin and Global City.

NEW DELHI: The Kalindi bypass might now be constructed with some of its stretches elevated on the lines of the Barapullah road, according to Public Works Department (PWD). The project conceptualized in 2002 landed in trouble over issues such as land acquisition and construction near the riverbank. The civic body claims that the elevated stretches will be the answer to all these problems. PWD is also looking at re-alignment of the proposed stretch and will soon hire a consultant to prepare a feasibility report.

Delhi metro to extend to Faridabad, work expected to complete by 2017

Haryana Chief Minister Bhupinder Singh Hooda on Sunday laid the foundation stone for the extension of metro rail from YMCA Chowk to Ballabhgarh in Faridabad.

Rs.564 crore sanctioned

An amount of Rs.564 crore has been sanctioned for the project. The construction will be done by March 2017.

Speaking on the occasion, Mr. Hooda said the project will provide an international-level travelling facility to the people of Delhi, Faridabad and Ballabgarh.

In final phase

Two new stations at NCB Colony and Ballabgarh will be set up on this metro line. The extension work of the Delhi Metro project from Badarpur to YMCA Chowk in Faridabad is in its final phase.

Housing demand to slow down on higher price and mortgage rate

New Delhi, Jan 10 (PTI) Housing demand is likely to slow down due to higher prices and increased home loan rates in the current year, rating agency Fitch said today.
"The higher prices combined with the increase in interest rates on mortgages in 2011 is likely to slow down growth in the residential segment," Fitch said in a report referring to demand and sales.
After a huge slump in 2009, real estate sales zoomed on in 2010, driven by pent-up demand for homes, particularly in the affordable housing segment. The trend was witnessed throughout the country.

Built at a cost of Rs 340 crore, the Badarpur elevated road was supposed to be the one-stop solution to the traffic nightmare that motorists faced on the Delhi-Faridabad border. Yet, weeks after being inaugurated, the elevated corridor seems to have only thrown up a host of new problems. Traffic jams are still a common sight here, made worse along the multiple loops that come down from the elevated corridor towards Jaitpur, Mehruali and Badarpur village. Long lines of vehicles jostling to get around the loops are followed by the equally long queue near Aali Village, the last — or first, depending on the direction you’re coming from — junction before you get on the elevated corridor.

WB Loan for Eastern Freight Corridor

Dedicated Freight Corridor is one project that can dramatically change industrial face of India and NCR region in particular. There is a positive news flow on Eastern Dedicated Freight Corridor as the World bank has issued Rs 10,800 crores loan for corridor. The corridor runs from Ludhiana to Bihar (to be extended to Kolkata) with a total length of 1280 km. Dadri would be the junction of Eastern and Western Dedicated Freight Corridor. गुड़गांव। प्रदेश की महत्वाकांक्षी परियोजना कुुंडली-मानेसर-पलवल (केएमपी) एक्सप्रेस-वे (वेस्टर्न पैरीफेरल एक्सप्रेस-वे) के पहले चरण में 53 किमी लंबा मानेसर से पलवल रूट अप्रैल में शुरू हो जाएगा, जबकि 135 किमी पूरे केएमपी एक्सप्रेस-वे को वर्ष के अंत तक खोल दिया जाएगा। गौरतलब है कि केएमपी एक्सप्रेस के निरीक्षण के बाद मुख्यमंत्री परियोजना में हो रही देरी को लेकर नाराजगी भी जाहिर कर चुके हैं। केएमपी एक्सप्रेस-वे को शुरू करने के लिए अब तक कई बार डेडलाइन बदली जा चुकी है। मानेसर से पलवल रूट खुलने पर टोल का भी भुगतान करना होगा।
चार राष्ट्रीय राजमार्गों को आपस में जोड़ने वाले केएमपी एक्सप्रेस-वे का करीब दो हजार करोड़ रुपये की लागत से निर्माण किया जा रहा है। केएमपी एक्सप्रेस-वे के शुरू होने से एनएच-1, एनएच-10 और एनएच-8 से होता हुआ पलवल में एनएच-2 से मिलेगा।
कंपनी प्रवक्ता के अनुसार, केएमपी एक्सप्रेस-वे दिल्ली-अमृतसर राष्ट्रीय राजमार्ग-1, दिल्ली-फाजिल्का राष्ट्रीय राजमार्ग-10 तथा दिल्ली-जयपुर राष्ट्रीय राजमार्ग-8 को काटता है, इसलिए वहां बडे़-बडे़ लूप बनाए जाएंगे। यह लूप दिल्ली में धौला कुआं पर बने लूप जैसे होंगे, जिनसे वाहन चालक राजमार्गों से केएमपी एक्सप्रेस-वे के ऊपर चढ़ सकेंगे तथा नीचे भी उतर सकेंगे।
