NCR-Delhi to stop new plots scheme

एनसीआर में कोठी – बंगले की चाहत रखने वालों के लिए बुरी खबर है। एनसीआर प्लानिंग बोर्ड एक ऐसी पॉलिसी पर काम कर रहा है , जिसके तहत मकान बनाने के लिए प्लॉट नहीं मिल सकेंगे। लोगों को ग्रुप हाउसिंग में फ्लैट लेकर ही रहना होगा। बोर्ड की यूपी सेल के चीफ कोऑर्डिनेटर एस . के . जमान के अनुसार , घरों की बढ़ती डिमांड और घटती जमीन के मद्देनजर ऐसा किया जा रहा है। बताते चलें कि केंद्रीय शहरी विकास मंत्री कमलनाथ ने भी हाल ही में दिल्ली में हाईराइज बिल्डिंगों की वकालत की थी।

यह है समस्या : एनसीआर प्लानिंग बोर्ड की सर्वे रिपोर्ट के के मुताबिक , गाजियाबाद में हर साल औसतन 1.97 लाख लोग नए मकानों की डिमांड करते हैं। जीडीए , आवास – विकास परिषद और यूपीएसआईडीसी इस जरूरत को पूरा करने के लिए काम करती हैं। हालांकि तीनों विभाग डिमांड पूरी नहीं कर पाते हैं। 2005 में प्रदेश सरकार ने पॉलिसी बदलकर हाउसिंग डिवेलपमेंट में प्राइवेट सेक्टर को भी मौका दिया। इसके बाद नई समस्या खड़ी हो गई। मकान बनाने के लिए बढ़ती जमीन की मांग के एवज में खेती की जमीन कम हो रही है। पिछले 5 साल में खेती की करीब 16 हजार एकड़ जमीन रेजिडेंशल यूज के लिए किसानों से ली गई। अब खेतों को बचाने के लिए बोर्ड नई पॉलिसी तैयार करने में जुटा है।

And now, as a fallout of the ‘bribes-for-loans’ scam and the subsequent tightening of lending norms for financial institutions, these players could find it increasingly difficult to finance their plans. Developers are also of the opinion that getting a lender to finance a project in an upcoming destination, such as Manesar or Dharuhera around NCR, becomes a difficult affair compared with loans for projects in Gurgaon or Noida. With the supply of money thinning, developers have adopted a new strategy to increase their liquidity position.

Home prices dip on tighter liquidity

Metro home prices take a dip on tighter liquidity

The vision of owning a house is slowly getting clearer for buyers as residential real estate prices are beginning to see the promised correction on the back of hardening interest rates and poor transaction volumes.

Real estate services firm Jones Lang LaSalle India (JLL) says newly-launched residential projects are recording an average 15% lower prices, especially in Delhi and Mumbai ? markets witnessing oversupply in many pockets.

The higher the prices, more the correction, with Gurgaon, Greater Noida, Navi Mumbai and Bangalore as prime examples, where prices jumped 30-35% last year.

PE firms bullish on Indian Infra

New Delhi: Putting political risks aside, global private equity (PE) funds looking for high return on investments are going to target Indian infrastructure companies in the coming years, says a report by research agency Preqin.

India is attracting the highest number of unlisted, closed-end funds that focus on a single country, making it the most preferred choice among emerging markets, according to the study, released late last week.

“In terms of opportunities, emerging markets are becoming more popular with global investors after the global financial crisis, and India is at the centre of this,” said analyst Elliot Bradbrook, who has authored the report.

    For 32-year-old Sumana Chatterjee and her husband Sumitro Mukherjee, 33, it was a fruitful end to house hunting when they bought a plot of land in Vadodara, Gujarat. However, a few months after paying the full amount, the couple was shocked when they received a stop work notice from the court on the construction of their bungalow. “We found that there was another claimant for the land and that the property was under litigation,” says Chatterjee.

From a little known sleepy town of the yesteryear’s to becoming a major IT destination, Gurgaon has come a long way. Today,it is home to corporate offices of major MNCs and IT companies in the country.

One of the most important drivers for this prolific development is its geographical proximity to the nation’s capital,Delhi. Delhi has a ready pool of talent as many from the neighbouring states come into the capital either for higher studies or in search of jobs.What also triggered Gurgaon’s growth was the availability of land therefore affordable office space and excellent roadways.

Unlike Bengaluru which was a pure IT destination, the advantage Gurgaon had was the presence of other industries. This provided a ready market for the IT companies. The government too was very proactive in seizing the opportunity that presented and transforming it into a success story.

It offered IT companies an excellent infrastructure and other necessary assistance to help them set up shop there. Gurgaon has capitalized its strengths well and in the past 10 years acquired a momentum of its own which is commendable. Nonetheless,how growth happens tomorrow is a consequence of what is done today.

Indian cities with good demand for office office

7 cities soaked most office space in '10

 

MUMBAI: The top seven cities in the country absorbed 32 million square feet of office space in 2010, stated an India Office Market View report by global property consultant C B Richard Ellis, which was released on Monday. The report covers Grade A and Grade B office space rentals and market movements across the national capital region (NCR), Mumbai, Bangalore, Chennai, Hyderabad, Pune and Kolkata.

Mumbai, NCR, Bangalore and Hyderabad led the country in space absorption.
