Prime Minister Narendra Modi on Thursday launched a s. 7500 Crore project to widen the Delhi-Meerut highway and replace it with an expressway to decongest Delhi.  He described it as the “road to freedom from pollution.”
The road connecting Meerut to Delhi is the busiest highway in the region, Union minister Nitin Gadkari said minutes before the prime minister spoke. The expressway will do away with 31 traffic signals on the road and make it “signal free”, reducing travel time between Meerut and Delhi from two and a half hours to around 40 minutes, he said.

“This highway will show the path to tackle pollution,” PM Modi said. Delhi is the most polluted capital in the world.

“In the changing times, pace will not slacken. It will only get faster,” he said. Mr Modi said his government will take forward the programmes started by the Atal Vajpayee government. “Vajpayeeji had two projects – the Golden quadrilateral connecting four corners of the country and he started a programme to give connectivity to villages,” he said referring to the Prime Minister Rural Roads Programme.

Highway link road to open in January 2016

GHAZIABAD: Travel time between NH-24 and NH-58 will be cut down, as the 3.6-km New Link Road between the two highways will open to public in January 2016. Work is already underway on a railway overbridge (ROB), which is a part of the project.

While the ROB construction work has been undertaken by Railways, the remainder of the project work is being carried out by the Ghaziabad Development Authority (GDA). The link road cuts from the left of NH-24, near the Ganga Water Treatment Plant in Pratap Vihar, around 16kms from the zero-point at Nizamuddin in Delhi, to touch NH-58 near the Meerut T-point.

A kilometre-long stretch of the road is elevated, which includes the ROB and the approach roads to it, while the remainder is at the ground level. The road is a six-lane carriageway with a width of 24m.

NOIDA: In a bid to reduce travel time between Delhi and Ghaziabad, the Noida Authority wants to build a double-decker elevated road from Sector 63 towards NH-24 and has sought an NOC (no objection certificate) from the National Highways Authority of India (NHAI).

"The starting point of the double-decker elevated road will be at Chijarsi village in Sector 63. It will circle over NH-24 and provide exit and entry points from Delhi, Ghaziabad, Bulandsahar and Meerut," said KR Verma, in-charge of work circle 4.

Ghaziabad: Union minister VK Singh on Sunday said elevated road would be constructed from the UP Gate on the Uttar Pradesh-Delhi border to Meerut Mode (T-Point intersection) in Ghaziabad to ease traffic movement.

Singh, who represents Ghaziabad in Lok Sabha, said at a press conference here that the elevated road would be further extended up to Meerut.

He said Lieutenant Governor of Delhi Najeeb Jung had agreed to resolve the border area?jurisdictional disputes between the UP and Delhi authorities, and on widening of Pipeline Road.

एनसीआर में कोठी – बंगले की चाहत रखने वालों के लिए बुरी खबर है। एनसीआर प्लानिंग बोर्ड एक ऐसी पॉलिसी पर काम कर रहा है , जिसके तहत मकान बनाने के लिए प्लॉट नहीं मिल सकेंगे। लोगों को ग्रुप हाउसिंग में फ्लैट लेकर ही रहना होगा। बोर्ड की यूपी सेल के चीफ कोऑर्डिनेटर एस . के . जमान के अनुसार , घरों की बढ़ती डिमांड और घटती जमीन के मद्देनजर ऐसा किया जा रहा है। बताते चलें कि केंद्रीय शहरी विकास मंत्री कमलनाथ ने भी हाल ही में दिल्ली में हाईराइज बिल्डिंगों की वकालत की थी।

यह है समस्या : एनसीआर प्लानिंग बोर्ड की सर्वे रिपोर्ट के के मुताबिक , गाजियाबाद में हर साल औसतन 1.97 लाख लोग नए मकानों की डिमांड करते हैं। जीडीए , आवास – विकास परिषद और यूपीएसआईडीसी इस जरूरत को पूरा करने के लिए काम करती हैं। हालांकि तीनों विभाग डिमांड पूरी नहीं कर पाते हैं। 2005 में प्रदेश सरकार ने पॉलिसी बदलकर हाउसिंग डिवेलपमेंट में प्राइवेट सेक्टर को भी मौका दिया। इसके बाद नई समस्या खड़ी हो गई। मकान बनाने के लिए बढ़ती जमीन की मांग के एवज में खेती की जमीन कम हो रही है। पिछले 5 साल में खेती की करीब 16 हजार एकड़ जमीन रेजिडेंशल यूज के लिए किसानों से ली गई। अब खेतों को बचाने के लिए बोर्ड नई पॉलिसी तैयार करने में जुटा है।

गाजियाबाद। अभी से बूंद-बूंद पानी को तरसते दिल्ली-एनसीआर में जब बीस बरस बाद भीषण जल संकट गहराएगा, तब बुरे वक्त में अपना हिमालय ही काम आएगा। विशेषज्ञों ने भागीरथी-गंगा का तीन गुना ज्यादा पानी लाकर राष्ट्रीय राजधानी क्षेत्र की प्यास बुझाने की राह सुझाई है। एनसीआर प्लानिंग बोर्ड (एनपीबी) ने मिशन 2021-31 में टिहरी बांध को दिल्ली-एनसीआर की ‘लाइफ लाइन’ बताया है।
एनपीबी की रिपोर्ट के मुताबिक, जनसंख्या विस्फोट के चलते अगले दस साल में दिल्ली-एनसीआर की जल जरूरत तीन गुना बढ़ जाएगी। 2021 में यहां पीने के लिए करीब 12 हजार एमएलडी पानी की दरकार होगी तो उद्योगों के लिए भी इतना ही पानी जरूरी होगा। हालात खराब इसलिए होंगे, क्योंकि यहां मांग के मुकाबले भूजल उपलब्धता एक चौथाई से भी कम रह जाएगी। हालात भांपकर प्लानिंग बोर्ड ने अभी से केन्द्र और राज्य सरकारों से तुरंत वैकल्पिक जल इंतजामों में जुटने की सिफारिश की है। इसका ब्लूप्रिंट भी सरकार को भेजा जा चुका है।

Harit Pradesh (Paschhimanchal) – Wah! Taj of Indian States

Lucknow is set to lose its political power as 3 new districts are set to gain all important power: Meerut (Harit Pradesh), Varanasi (Poorvanchal) and Jhansi (Bundelkhand) as plans unfold for trifurcation of Uttar Pradesh in 3 more states. The maximum power would flow to Meerut (Harit Pradesh) as it contributes about 72% of total income of undivided UP but gets allocation of only 18%. Presently, UP has the second largest economy ($400 billion based on PPP and $109 billion nominal) in India after Maharashtra, 72% of this would would take the new state economy sixth only behind Mah, AP, TN, Guj and, WB (StatesGDP-Link). While more details emerge, the upcoming Harit Pradesh would rise from ashes and would be ready to take on the best of the Indian states on each parameter of development and tourism (Agra Taj, Mathura, F1 and Yamuna Expressway are only a trailor- story abhi baki hai).

While Meerut had been in contention for the new capital for long, it is Noida/Greater Noida/ Yamuna Expressway Authority that would be the financial capital of this new state. Noida already hosts most of the Indian TV channel offices in Film City so marketting would not be a problem for the state. The state already has metro to Noida and Ghaziabad and soon Meerut would have a high speed train corridor. A large part of Harit Pradesh is already part of NCR (National Capital Region). Agra (Taj) and Mathura (temples) would also get their dues that they could not get from undivided UP.

डूंडाहेड़ा डंपिंग ग्राउंड का काम हुआ शुरू

एनएच-24 से लगते डूंडाहेड़ा डंपिंग ग्राउंड बनाने के काम शुक्रवार को पुलिस के पहले में शुरू हो गया। हालांकि कोई विरोध नहीं हुआ। डंपिंग ग्राउंड के आसपास कई ग्रुप हाउसिंग प्रोजेक्ट हैं। यहां डंपिंग ग्राउंड बनने से उनकी टेंशन बढ़ने जा रही है। इसे बनाने का काम जल निगम का है। इस प्रोजेक्ट के लिए पहले ही करीब साढ़े छह करोड़ रुपये एडवांस में दिया हुआ है। यहां डंपिंग ग्राउंड बनाने के लिए पहले ही कोर्ट का आदेश आ चुका था।
14 एकड़ जमीन पर शुरू हुआ काम
नगर आयुक्त जितेन्द्र सिंह के मुताबिक डूंडाहेड़ा में डंपिंग ग्राउंड बनाने का काम फिलहाल 14 एकड़ जमीन पर शुरू किया गया है। शुक्रवार से बाउंड्री का काम शुरू हुआ है। नगर निगम के प्रॉपर्टी विभाग के प्रभारी तहसीलदार वी. वी. राठौर सहित जल निगम और पुलिस के अधिकारियों ने साइट पर डेरा डाले रखा। हालांकि 26 दिसंबर को नगर निगम बोर्ड की बैठक में नगर आयुक्त जितेन्द्र सिंह का कहना था कि 26 जनवरी से नगर निगम इसके बनाने का कार्य शुरू कराएगा। मगर शुक्रवार को आनन -फानन में काम शुरू करा दिया गया। डंपिंग ग्राउंड की मॉनिटरिंग करने वाली कमिटी के चेयरमैन भूरे लाल सिटी में मौजूद थे।
बाकी जमीन गौतमबुद्धनगर का होगा
नगर निगम के प्रॉपर्टी अधिकारी तहसीलदार वी. वी. राठौर का कहना था कि डंपिंड ग्राउंड कुल 34 एकड़ जमीन में बनाया जाएगा। 14 एकड़ जमीन नगर निगम के कब्जे में है। बाकी करीब 20 एकड़ जमीन फिलहाल गौतमबुद्धनगर प्रशासन के कब्जे में है। सेकंड फेज में इस जमीन पर भी डंपिंग ग्राउंड बनाया जाएगा।

करहेड़ा डंपिंग जोन बनाने की कहानी
नगर आयुक्त जितेन्द्र सिंह का कहना है कि सिटी में डंपिंग ग्राउंड नहीं है। वर्ष 2003 में डूंडाहेड़ा में डंपिंग ग्राउंड बनाने का प्लान किया गया था। रक्षा मंत्रालय ने नगर निगम को इस प्रोजेक्ट के लिए करीब 12 करोड़ रुपये आवंटित किया था। बाद में जीडीए ने अपने मास्टर प्लान 2021 में इस जमीन को आर जोन में शामिल कर नया विवाद शुरू कर दिया। इस जमीन से कुछ ही दूरी पर ग्रुप हाउसिंग के नक्शे पास कर दिए। अब कई ग्रुप हाउसिंग प्रोजेक्ट डिवेलप हो चुके हैं। बाद में विवाद हाई कोर्ट तक पहंुचा। एक जनहित याचिका की सुनवाई के दौरान नगर निगम के हित में फैसला हुआ। उन्होंने कहा कि डंपिंग ग्राउंड के बन जाने के बाद सिटी में जगह-जगह कूड़ा डाला जाएगा और गंदगी नहीं फैलेगी।

Home prices dip on tighter liquidity

Metro home prices take a dip on tighter liquidity

The vision of owning a house is slowly getting clearer for buyers as residential real estate prices are beginning to see the promised correction on the back of hardening interest rates and poor transaction volumes.

Real estate services firm Jones Lang LaSalle India (JLL) says newly-launched residential projects are recording an average 15% lower prices, especially in Delhi and Mumbai ? markets witnessing oversupply in many pockets.

The higher the prices, more the correction, with Gurgaon, Greater Noida, Navi Mumbai and Bangalore as prime examples, where prices jumped 30-35% last year.

Taking the Metro a step closer to Ghaziabad, Delhi Metro Rail Corporation managing director E Sreedharan on Thursday inspected the Anand Vihar-Vaishali Metro rail corridor. Officials said they were satisfied with the completion of the 2.57-km stretch which will provide Metro connectivity to the area.

The Kaushambi and Vaishali Metro stations are expected to cater to about 40,000 people on a daily basis. After Noida and Gurgaon, Ghaziabad will be the third satellite city in the National Capital Region to figure in the Metro network. At present, residents of Ghaziabad have to come to Anand Vihar to board a Metro.

Why India may see several ‘little Singapore’ smart cities in 5 years

The government has already initiated concrete steps to implement Prime Minister Narendra Modi’s promise of building 100 ‘smart cities’ – eco-friendly cities which use innovative Information and Communication Technology (ICT) for efficient delivery of public services and infrastructure.

PM Modi’s pet idea of building 100 ‘smart cities’ would need massive financial resources and technological prowess. For both these prerequisites, India will have to look up to foreign countries. Many countries have expressed their interest towards this endeavour of the new Indian government.

The Modi government has allocated Rs 7,060 crore (a little over $1.1 billion) in its maiden union budget to kickstart the smart cities project.

Singapore has emerged as a major foreign player in the Indian scheme of things in this context.

The government plans to deliver three smart cities by 2019, all of which will be part of the larger project called Delhi-Mumbai Industrial Corridor (DMIC). These smart cities, scheduled to be completed by 2019, are Dholera, Shendra-Bidkin and Global City.

Greater Noida farmers agree to not obstruct link road work

GREATER NOIDA: The Greater Noida Authority has claimed that it has resolved all problems obstructing completion of the eight-lane link road to Noida following a meeting with farmers of Greater Noida (West). Work on the delayed link road, slated to provide signal-free connectivity to Noida, Delhi and Greater Noida, will resume at once and the project will be completed by April next year, Authority officials said.

On Monday, a committee of the Authority led by OSD Yogendra Yadav met farmers of Devla, Khairpur Gurjar and Maicha villages to sort out their grievances. Even though the Greater Noida Master Plan 2021 was approved by the NCR Planning Board earlier this year paving the way for all stalled development work in the region, these farmers have been opposing the Authority's decision to resume work on the 130m road. Farmers had been saying that unless the Authority disburses enhanced compensation, allots 10% developed plots, and carries out rural development work, they will not allow any development work.

"Devla and Khodna Khurd villagers had been demanding development work in the area and we have already begun construction of roads, laying down new sewer networks, building schools, installing streetlights, etc in these areas. Similar development work will be undertaken in eight more villages," said an Authority official.

"The abadi matters and disbursement of compensation cheques too will be completed soon," he said.

The 130m-wide link road is being constructed between Parthala Khanjarpur in Sector 122 of Noida and Sirsa-Kasna in Greater Noida. Work has remained stalled for over a year due to the land row.

Greater Noida Authority CEO Rama Raman had met farmers and held special camps last month to sort out the matter, but in vain.

However, the Authority claims that with the rural development work already on in some villages, the villagers have agreed to not obstruct the work on the link road any more.

The 30-km long elevated Noida-Greater Noida metro extension is likely to be thrown open by March 2017, months ahead of its deadline, Delhi Metro Rail Corporation chief Mangu Singh said today.

Singh made the comments at an event to mark the installation of the first ‘U-girder’, horizontal segments on which metro tracks are laid on elevated sections, of this upcoming corridor.

Singh expressed hope that in view of the “fast pace” of construction, it “should be possible” to open this section for the public a few months before the schedule.

Housing demand to slow down on higher price and mortgage rate

New Delhi, Jan 10 (PTI) Housing demand is likely to slow down due to higher prices and increased home loan rates in the current year, rating agency Fitch said today.
"The higher prices combined with the increase in interest rates on mortgages in 2011 is likely to slow down growth in the residential segment," Fitch said in a report referring to demand and sales.
