Highway link road to open in January 2016

GHAZIABAD: Travel time between NH-24 and NH-58 will be cut down, as the 3.6-km New Link Road between the two highways will open to public in January 2016. Work is already underway on a railway overbridge (ROB), which is a part of the project.

While the ROB construction work has been undertaken by Railways, the remainder of the project work is being carried out by the Ghaziabad Development Authority (GDA). The link road cuts from the left of NH-24, near the Ganga Water Treatment Plant in Pratap Vihar, around 16kms from the zero-point at Nizamuddin in Delhi, to touch NH-58 near the Meerut T-point.

A kilometre-long stretch of the road is elevated, which includes the ROB and the approach roads to it, while the remainder is at the ground level. The road is a six-lane carriageway with a width of 24m.

The Delhi Metro Rail Corporation (DMRC) and the Noida and Greater Noida Authorities signed an agreement for the construction of two Metro links —Noida City Centre to Sector 62 and Noida City Centre to Greater Noida — on Saturday. The two links are expected to be completed in 2017 at a cost of Rs 7,413 crore.

The 6.675-km link between City Centre Metro station in Sector 32 and sector 62 is estimated to cost Rs 1,880 crore while the 29.707-km line connecting City Centre Metro station with Greater Noida will be constructed at an estimated cost of Rs 5,533 crore.

On Saturday, the agreement was signed between SD Sharma, the director of business development, DRMC, and Rama Raman, chairperson and CEO of Noida and Greater Noida Authority. After the agreement was signed, two cheques  — amounting to Rs 15 crore and Rs 14.5 crore — were handed out to the DMRC. Also present at the signing was Mangu Singh, Managing Director of DMRC. The Noida authority on Monday started work on an eight-lane Rs. 450 crore bridge running parallel to existing Kalindi Kunj Bridge.

“We have begun mobilizing construction material and equipment etc today to start building the pillars for the bridge. Work of bridge is expected to be completed in next 24 months,” said Yadav Singh chief project engineer (CPE), the Noida authority.

The work on this project got delayed owing to delay in getting environmental and other requisite clearances.

NOIDA: In a bid to reduce travel time between Delhi and Ghaziabad, the Noida Authority wants to build a double-decker elevated road from Sector 63 towards NH-24 and has sought an NOC (no objection certificate) from the National Highways Authority of India (NHAI).

"The starting point of the double-decker elevated road will be at Chijarsi village in Sector 63. It will circle over NH-24 and provide exit and entry points from Delhi, Ghaziabad, Bulandsahar and Meerut," said KR Verma, in-charge of work circle 4.

Ghaziabad: Union minister VK Singh on Sunday said elevated road would be constructed from the UP Gate on the Uttar Pradesh-Delhi border to Meerut Mode (T-Point intersection) in Ghaziabad to ease traffic movement.

Singh, who represents Ghaziabad in Lok Sabha, said at a press conference here that the elevated road would be further extended up to Meerut.

He said Lieutenant Governor of Delhi Najeeb Jung had agreed to resolve the border area?jurisdictional disputes between the UP and Delhi authorities, and on widening of Pipeline Road.

Airport Express halts, phase III takes off

For Delhiites, the year 2012 brought the possibility of a wider public transport network closer to reality with phase III of Delhi Metro getting off the ground. The third phase, which will cover an additional 108km of Delhi, will introduce two new corridors – Mukundpur to Shiv Vihar and Janakpuri (West) to Botanical Garden – besides extending the Central Secretariat line to Kashmere Gate.

The year saw the closure of Delhi's celebrated Airport Metro Express. Launched in February 2011, the line closed amid safety concerns due to construction failures. The high-speed line, which connected the airport to the heart of the city, was discontinued after structural defects were found in the bearings, forcing trains to run at a low speed.

The project, which – being the first PPP project – had been under intense scrutiny, was mired in controversy with DMRC and concessionaire Reliance Infrastructure blaming each other. On July 8, the line was shut for repairs.

Mid-way through the repair, the concessionaire threatened to pull out, with the matter going to arbitration. The line, awaiting clearance from the commissioner of Metro railway safety, looks unlikely to resume operations soon.

Commuters still had reason to cheer after Delhi Metro announced augmentation of its last-mile connectivity with addition of almost 600 feeder buses into its network. However, the project has been delayed with DMRC yet to decide a schedule for the launch. The service, which may add to the Metro's ridership, has been shuttling between the vendor and DMRC. While Delhi Metro claims the vendor has been chosen, the vendor says vehicles are not available as per specifications.

मेरठ।। नव नियुक्त केन्द्रीय नागरिक उड्डयन मंत्री चौधरी अजित सिंह ने कहा है की मेरठ से अन्तरराष्ट्रीय हवाई उड़ान भरी जायेगी। उप्र नागरिक उड्डयन विभाग के निदेशक देवेन्द्र स्वरूप से जब इस बाबत बात हुई तो उन्होंने कहा कि जेवर में अन्तरराष्ट्रीय एयरपोर्ट का प्रोजेक्ट तैयार है।

दो हजार हेक्टेयर वाले इस प्रोजेक्ट में एनओसी के लिए केन्द्रीय नागरिक उड्डयन मंत्रालय से अनुमति मांगी है। पर अभी तक वहां से अनुमति नही मिली है। मेरठ समेत 16 स्थानों पर हवाई पट्टी भी हैं। ऐसे में यदि केन्द्र सरकार जेवर अन्तरराष्ट्रीय एयरपोर्ट के लिए हरी झंडी देती है तो दिल्ली हवाई अड्डे का लोड कम होगा। Read more…

Harit Pradesh (Paschhimanchal) – Wah! Taj of Indian States

Lucknow is set to lose its political power as 3 new districts are set to gain all important power: Meerut (Harit Pradesh), Varanasi (Poorvanchal) and Jhansi (Bundelkhand) as plans unfold for trifurcation of Uttar Pradesh in 3 more states. The maximum power would flow to Meerut (Harit Pradesh) as it contributes about 72% of total income of undivided UP but gets allocation of only 18%. Presently, UP has the second largest economy ($400 billion based on PPP and $109 billion nominal) in India after Maharashtra, 72% of this would would take the new state economy sixth only behind Mah, AP, TN, Guj and, WB (StatesGDP-Link). While more details emerge, the upcoming Harit Pradesh would rise from ashes and would be ready to take on the best of the Indian states on each parameter of development and tourism (Agra Taj, Mathura, F1 and Yamuna Expressway are only a trailor- story abhi baki hai).

While Meerut had been in contention for the new capital for long, it is Noida/Greater Noida/ Yamuna Expressway Authority that would be the financial capital of this new state. Noida already hosts most of the Indian TV channel offices in Film City so marketting would not be a problem for the state. The state already has metro to Noida and Ghaziabad and soon Meerut would have a high speed train corridor. A large part of Harit Pradesh is already part of NCR (National Capital Region). Agra (Taj) and Mathura (temples) would also get their dues that they could not get from undivided UP.

India’s Largest Commercial Center- Wave City Center Noida

Important Info: This website does not wish to promote this or any other projects. Recently a lot of complaints have been raised againt Wave Infra group related to their project Wave City NH-24. The key issues against the promotor company has been namely, 1)  Non-allotment of plots to majority of orig applicants (year 2005) even after 7 years wait, 2) Unethical practices by changing the orig priority list by asking more money, 3) Slow pace of work since 2005, no road connectivity from NH-24 to site or completion of internal sector roads, no timebound site deveopment since 2005, 4) Non-transparency in the allotment of plots as premium location plots sold at high prices bypassing the orig applicants. Moreover orig applicants allotted remote location plots (Sec 15) after 7 years of wait, 5) Finally, there are many court cases against the land acquisition for the project and the company has not been forthcoming on the nature of land acquisitions and how much land they have in actual possession.

It was last year that at ncrhomes.com we noted that “Chadha group which is till date known for building wave cinema and centre stage mall in Noida is all geared up to be counted amongst the biggies of NCR like DLF, Unitech and JP. Watch this space.” Here is the link of that post.

Though it took another year for Wave Infra to start creating big waves into Indian real estate, but we have had this inkling for some time. While some of the biggies in Indian real estate are finding it difficult to carry their own weight, Wave Infra is emerging as a vibrant and dynamic group which seem to have all the firepower to be counted as the best in NCR. The cherry on the cake for the group seem to be their ever dependable customer service.Time would tell if Wave Infra could really DELIVER this dream successfully. Watch out for this space.

2015 deadline for City Centre project

NOIDA: Six months after the Noida Authority sealed the multicrore City Centre deal, Wave Inc, the private developer of the project laid the foundation stone of the project on Wednesday, thus launching it officially. The official spokesperson of Wave Inc said the first phase of the project will be complete by 2015.

The City Centre project, spread across sectors 25A and 32 is touted as one of the largest multi-purpose commercial hubs in the NCR and will house offices, banks, hotels, retail spaces, shopping, dining and world-class entertainment options as well as service apartments among other things. A parking area to accommodate over 40,000 cars will also be developed within the premises.

एनसीआर में कोठी – बंगले की चाहत रखने वालों के लिए बुरी खबर है। एनसीआर प्लानिंग बोर्ड एक ऐसी पॉलिसी पर काम कर रहा है , जिसके तहत मकान बनाने के लिए प्लॉट नहीं मिल सकेंगे। लोगों को ग्रुप हाउसिंग में फ्लैट लेकर ही रहना होगा। बोर्ड की यूपी सेल के चीफ कोऑर्डिनेटर एस . के . जमान के अनुसार , घरों की बढ़ती डिमांड और घटती जमीन के मद्देनजर ऐसा किया जा रहा है। बताते चलें कि केंद्रीय शहरी विकास मंत्री कमलनाथ ने भी हाल ही में दिल्ली में हाईराइज बिल्डिंगों की वकालत की थी।

यह है समस्या : एनसीआर प्लानिंग बोर्ड की सर्वे रिपोर्ट के के मुताबिक , गाजियाबाद में हर साल औसतन 1.97 लाख लोग नए मकानों की डिमांड करते हैं। जीडीए , आवास – विकास परिषद और यूपीएसआईडीसी इस जरूरत को पूरा करने के लिए काम करती हैं। हालांकि तीनों विभाग डिमांड पूरी नहीं कर पाते हैं। 2005 में प्रदेश सरकार ने पॉलिसी बदलकर हाउसिंग डिवेलपमेंट में प्राइवेट सेक्टर को भी मौका दिया। इसके बाद नई समस्या खड़ी हो गई। मकान बनाने के लिए बढ़ती जमीन की मांग के एवज में खेती की जमीन कम हो रही है। पिछले 5 साल में खेती की करीब 16 हजार एकड़ जमीन रेजिडेंशल यूज के लिए किसानों से ली गई। अब खेतों को बचाने के लिए बोर्ड नई पॉलिसी तैयार करने में जुटा है।

    Encouraged by positive indications from the NCR Planning Board to
go ahead with the Master Plan 2021, the Greater Noida authority is
planning to re-schedule developmental work in and around Noida
Extension.
    There is also a clear indication from the Allahabad high court on
a review petition filed by the Greater Noida authority. So, you may
now breathe easy about that dream house of yours. The uncertainty over
completion of projects launched in Noida Extension appears to be
lifting.
    If the trend of these positive developments continues, developers
and builders can restart construction work this month itself. They
have been waiting for this moment since the Allahabad high court
verdict over the land row. Sources say that the Master Plan 2021 of
Greater Noida has almost been cleared and is awaiting a formal
announcement of the sub-regional cell, Uttar Pradesh.
    Anil Sharma, the vice president of Credai and the chairman and
managing director of Amrapali Group, says: "This is a relief for
builders and developers whose projects have been delayed since the
dispute erupted over land acquisitions. After the Supreme Court
verdict, which quashed the land acquisition of Shahberi, a number of
projects were in limbo."
    In a writ petition number, Ramesh Kumar Bhagchandka versus UP and
others, it has been said that the Master Plan 2021 does not have any
approval of the NCR Planning Board, which is a statutory body
constituted under the an act of 1985. According to the act, a plan
must first be prepared and if necessary land acquisition would be
done.
    In the present case of Noida Extension, the acquisition
proceedings have been undertaken and thereafter the land was sought to
be utilized by allotment to builders for raising construction that go
contrary to the plan. Under these circumstances, the petition says the
proposed acquisition is illegal be set aside. In this context, the
Allahabad high court has directed the Greater Noida authority to
obtain clearance from the NCR Planning Board for its master plan, and
then go ahead with the development process.
    Experts say there is no provision for approval of the master plan
prepared by the development authority from the NCR Planning Board. The
provision is only for sub-regional plan; the Master Plan of 2021 was
sent to the NCR Planning Board for approval in 2006 and 2009, though.
    According to the rules, the NCR Planning Board can raise
objections to the plan within 60 days from the time the plan was
submitted to them by the development authority. After the expiry of
this period, it cannot be challenged. It was thus that the Greater
Noida authority urged the Allahabad high court for review of the
decision over the master plan.

Metro home prices take a dip on tighter liquidity

The vision of owning a house is slowly getting clearer for buyers as residential real estate prices are beginning to see the promised correction on the back of hardening interest rates and poor transaction volumes.

Real estate services firm Jones Lang LaSalle India (JLL) says newly-launched residential projects are recording an average 15% lower prices, especially in Delhi and Mumbai ? markets witnessing oversupply in many pockets.

The higher the prices, more the correction, with Gurgaon, Greater Noida, Navi Mumbai and Bangalore as prime examples, where prices jumped 30-35% last year.

The Bubble May be Set To Burst Again

Property prices in major Indian cities, including Mumbai and New Delhi, are set to slump by as much as 30% in the next three-six months as rising interest rates and tighter lending norms have led to a sharp drop in demand for homes.

"Softening in prices would begin in a month or two if sales continue to be low," said Adhidev Chattopadhyay, an analyst at Mumbai-based Edelweiss Securities Ltd. A Credit Suisse note on 19 January forecast that property sales in India may decline unless prices are cut 10-30%.
