From a little known sleepy town of the yesteryear’s to becoming a major IT destination, Gurgaon has come a long way. Today,it is home to corporate offices of major MNCs and IT companies in the country.
One of the most important drivers for this prolific development is its geographical proximity to the nation’s capital,Delhi. Delhi has a ready pool of talent as many from the neighbouring states come into the capital either for higher studies or in search of jobs.What also triggered Gurgaon’s growth was the availability of land therefore affordable office space and excellent roadways.
Unlike Bengaluru which was a pure IT destination, the advantage Gurgaon had was the presence of other industries. This provided a ready market for the IT companies. The government too was very proactive in seizing the opportunity that presented and transforming it into a success story.
It offered IT companies an excellent infrastructure and other necessary assistance to help them set up shop there. Gurgaon has capitalized its strengths well and in the past 10 years acquired a momentum of its own which is commendable. Nonetheless,how growth happens tomorrow is a consequence of what is done today.

Taking the Metro a step closer to Ghaziabad, Delhi Metro Rail Corporation managing director E Sreedharan on Thursday inspected the Anand Vihar-Vaishali Metro rail corridor. Officials said they were satisfied with the completion of the 2.57-km stretch which will provide Metro connectivity to the area.
The Kaushambi and Vaishali Metro stations are expected to cater to about 40,000 people on a daily basis. After Noida and Gurgaon, Ghaziabad will be the third satellite city in the National Capital Region to figure in the Metro network. At present, residents of Ghaziabad have to come to Anand Vihar to board a Metro.

The Uttar Pradesh government is drawing up a plan for a direct road link between Greater Noida and Delhi, in the backdrop of the second international airport proposed for NCR. While the Group of Ministers, headed by Home Minister P Chidambaram, is yet to give its go-ahead for the airport plan, the UP government is considering a 45-km road connecting Jewar and Delhi.

GREATER NOIDA: Tucked away on the other side of the Hindon river and surrounded by lush green farmland where yellow mustard flowers sway, the nondescript 'Noida extension' area has emerged as ground zero of real estate business.
Here, the air is thick with dust raised by overloaded trucks ferrying brick and sand. Heedless, young men sporting smart caps and smarter T-shirts furiously wave brochures of the numerous housing projects in the area. They lunge dangerously at any passing car to snatch precious clients from lurking competition.

The Bubble May be Set To Burst Again
Property prices in major Indian cities, including Mumbai and New Delhi, are set to slump by as much as 30% in the next three-six months as rising interest rates and tighter lending norms have led to a sharp drop in demand for homes.
"Softening in prices would begin in a month or two if sales continue to be low," said Adhidev Chattopadhyay, an analyst at Mumbai-based Edelweiss Securities Ltd. A Credit Suisse note on 19 January forecast that property sales in India may decline unless prices are cut 10-30%.

Barapullah-III extension among 5 ‘critical roads’ proposed for city

The Union Ministry of Urban Development (UD) has proposed the construction of five critical roads to decongest Delhi and improve connectivity within the National Capital Region.
One of the five roads proposed is the extension of Barapullah phase-III. It will run from East Delhi to the airport, connecting the Dwarka Expressway.
Another of the “five critical roads” proposed is Urban Extension Road-II, which will connect North Delhi with the airport and Gurgaon. Once this road is built, commuters will be able to avoid congested areas of Central and South Delhi such as Connaught Place and Rao Tula Ram Marg. “This road will also decongest the Ring Road, especially the Rao Tula Ram Marg stretch,’’ an official said.

Gr Noida: Max Healthcare to set-up new medical college

Max plans med education institute, may invest up to Rs 1000 cr
NEW DELHI: Max Healthcare is likely to invest up to Rs 1,000 crore over the next three years to set up a medical education institute at Greater Noida.
"We expect the investment on total infrastructure to be in the range of Rs 700 crore to Rs 1,000 crore. The institute will include a medical college, a nursing college and a college for allied health services," Max Healthcare CEO and Managing Director Pervez Ahmed told PTI.

Gurgaon realty has always been centred on the Golf Course road and the M-G road. The attraction offered by the former is the mixed development of high specifications both in the residential and commercial segment while the latter has been popular on account of the malls and also for its connectivity to the NH-8.
With saturation setting in along these locations, developers have now focussed their attention on the Golf Course Extension Road and the Northern Peripheral Road. In early 2008, prices were in the range of Rs 3,000 a square foot. That has risen since then and today, projects command a price of Rs 6,000 and above per sq ft.

New Delhi Thousands of residents at regularised, unauthorised colonies across Delhi will now be able to officially sell their property, with a ban on the registry of real estate transactions in the areas about to be lifted soon. Revenue officials said an office order allowing registration in these colonies is in the works, more than three years after the department stopped property sale in these colonies due to a technical hiccup.

फरीदाबाद ऐसा शहर है जो राष्ट्रीय राजधानी क्षेत्र (एनसीआर) के सबसे नजदीक होकर भी नजरअंदाज रहा. लेकिन दिल्ली सीमा पर बदरपुर फ्लाईओवर, फरीदाबाद-गुड़गांव रोड से मिली कनेक्टिविटी और नोएडा के भूमि अधिग्रहण विवादों ने इस शहर की तरफ लोगों का ध्यान तेजी से खींचा है.
इस आकर्षण ने शहर के भीतर ही एक नया शहर बसा दिया है, जिसे गैर-आधिकारिक तौर पर ग्रेटर फरीदाबाद के नाम से पुकारा जाने लगा है.
टाउनशिप बना रही बीपीटीपी के वरिष्ठ उपाध्यक्ष (परियोजना) दिनेश चंद्र हारण और वार्ड 22 से पार्षद अजय बैंसला एक सुर में कहते हैं, ''नोएडा-गुड़गांव के बाद हमारी (फरीदाबाद की) बारी है.''
पिछले साल भर में ग्रेटर फरीदाबाद की तस्वीर के साथ आसपास के किसानों की तकदीर भी बदल गई है. उनकी खेती की जमीन पर गगनचुंबी इमारतों से लेकर डुप्लेक्स, स्कूल, कॉलेज और कई व्यावसायिक ठिकाने बनकर तैयार हैं और उनके निजी घर भी आलीशान महल की शक्ल ले चुके हैं.
